Happy New Year, Lehigh Valley! As we turn the page to a brand-new chapter, I want to take a moment to wish each and every one of you a prosperous, healthy, and joy-filled 2026. Whether you bought your first home last year, sold a beloved property, or are just beginning to explore the idea of making a move — I am grateful for the trust you place in me as your local real estate expert.

New Year’s Resolutions for Homeowners

Every January, we all make resolutions. This year, why not add a few for your home? A well-maintained house not only provides comfort and safety — it protects your investment and increases your property value over time. Here are my top homeowner resolutions for the new year:

 • Create a home maintenance calendar. Schedule HVAC service, gutter cleaning, roof inspections, and plumbing checks for the year ahead. Prevention is always cheaper than repair.
 • Declutter room by room. Start with one space per month. Donate, recycle, or discard what you no longer need. A decluttered home feels bigger, functions better, and photographs beautifully if you decide to sell.
 • Invest in energy efficiency. Upgrading to a smart thermostat, sealing drafts around windows and doors, and adding insulation can save you hundreds of dollars a year on utility bills. Pennsylvania winters are no joke — every bit of efficiency helps.
 • Review your homeowners insurance. Make sure your coverage reflects your home’s current value and any improvements you have made. Contact your agent for a policy review.
 • Build an emergency repair fund. Set aside $1,000–$2,000 specifically for unexpected home repairs. When the water heater goes at 2 AM, you will be glad you did.

New Year’s Eve in the Lehigh Valley

The Lehigh Valley knows how to ring in the new year. From the iconic celebrations at SteelStacks in Bethlehem to family-friendly events at Dorney Park and local restaurants hosting gala dinners, there is something for everyone. The Downtown Bethlehem Association typically organizes events along Main Street, and Easton’s Centre Square comes alive with music and festivity every December 31st.

If you missed the celebrations this year, mark your calendar now. These community events are a big part of what makes the Lehigh Valley such a special place to call home.

Winter Home Tips for the Lehigh Valley

January and February are the toughest months for Lehigh Valley homes. Here are a few tips to keep your property safe and comfortable through the cold:

 • Keep your heat at 65°F or above even when away to prevent pipe freezing.
 • Clear snow and ice from your roof to prevent ice dams, especially on north-facing slopes.
 • Check your sump pump before the spring thaw. Test it now and consider a battery backup.
 • Reverse your ceiling fans to clockwise to push warm air downward.

Looking Ahead: The 2026 Lehigh Valley Real Estate Market

As we enter 2026, the Lehigh Valley real estate market remains active and competitive. Median home prices in the region continue to hover around $370,000, with strong demand and limited inventory defining the landscape. For buyers, getting pre-approved and working with a knowledgeable local agent is more important than ever. For sellers, well-priced homes in good condition continue to attract strong interest.

Whether you are planning to buy, sell, or invest this year, I would love to be your guide. With more than 36 years of experience and over 700 closed transactions, I know this market inside and out.

Here’s to a wonderful 2026 for you and your family. Cheers, Lehigh Valley!
